How to find the ideal dental office for rent

As a dental practitioner, you are likely well aware that the location of your clinic will play an important role in the number of daily patient visits you get, thus affecting your bottom line. If you’re just starting, looking for and leasing the perfect dental office rental space can be a pretty challenging proposition.

It would be best if you always began by determining the best place; when looking for a dental office rental location, you must remember that the location of your clinic will undoubtedly affect your profits.

Here are some other important things to think about while deciding on a site for your dental business.

Evaluating the demographics – What locations will be most beneficial to your practice?

The most typical data that must be evaluated when choosing a rental office for your business are economic levels, demographic age, and overall population.

Other figures to examine are the daytime headcount, traffic volume, and driving duration, among many others. The “correct” response varies based on your specialty, ambitions, and marketplace.

An oral surgeon, for example, may benefit from studying the number of wisdom teeth removal surgeries that adjacent practitioners refer out to. At the same time, a pediatric dentist might have to consider the number of children and young families in a particular location.

To identify the optimum site for their medical practice, it is strongly recommended that you rely on population data and the advice of an experienced specialist.

Look out for local business competitors

The competition in the market is another aspect that will have a profound impact on the performance of your business. To put it simply, if you see that there are already numerous competitors in a region, you may want to reconsider your plan and pick a different location.

So, always try to understand the demographics of your target location and look into how many competitors in the region are offering the exact same service.

How many people will require the services of your profession?

People who have just relocated to a region are the most straightforward customers for a new facility to attract when they launch their business. The number of new houses built in a location can be an ideal indicator.

To locate sites prepared for prosperity, you must analyze the number of new houses in a region and predict expansion.

Where to find the best rental office for your dental business?

1. Agents that specialize in commercial real estate

Commercial estate agents identify and filter potential premises for their clients using their local market expertise and contacts, as well as databases of properties. Most business real estate agents focus on either landowner or renter representation, so they will be able to help you find the perfect dental office rental locations in the neighborhood.

2. Take to the Road

Traveling around places you’re fascinated might help you get a sense of what’s available. When looking for a medical or dental office to rent, it’s essential to keep in mind the current practices in the area.

Remember, if you go to a landowner’s broker without a representative, the landlord’s broker will simply be paid a greater fee (to serve the landlord lawfully) rather than dividing the price with a representative of your choice (who will represent you). Filtering homes via your agent is always recommended since it usually results in you obtaining much better terms.

3. Browse for choices online

There are various free websites that provide this information online. These are also less extensive than premium resources, but they may not necessarily have updated information.

Browsing these sites is a great way to get a sense of what you like and dislike about office spaces and what rent statistics look like in different places. With that said, this may not be a dependable method for quickly locating a dental office rental space, so make your decision based on your urgency and budget.

Points to remember when you are choosing a rental office

Aside from the above factors, there are other things to bear in mind when choosing a dental office rental space, such as:

  • The number of rooms you want and the total sq. ft of the space.
  • You may need to incorporate rooms such as a front desk, a business checkout room, a disabled bathroom, an IT closet, and a lab and sterilizing space.
  • Know how you wish to position yourself in the market (a low-cost option or a high-end appearance)?
  • A position in a high-rise structure with an interior dwelling on the level below usually is the most expensive in construction or build-out expenditures, but it is usually less expensive per square foot when it comes to leasing.
  • Will your patients require public transportation? (If yes, look for a space in a location that is well-linked)
  • Make sure to have sufficient parking for your patients and employees.
